Sigora Partner Terms of Service

Effective on acceptance for new partners; for existing partners, on the effective date in their notice, at least 30 days after that notice · Version 2026-09-24

These terms apply to business customers of the Sigora partner widget and area reports. If you are a consumer using sigora.uk, schools.sigora.uk or places.sigora.uk, separate consumer terms apply to you and this document does not.

1. Who we are and what these Terms cover

1.1 The Sigora partner widget, the Sigora area report service and the partner console (together, the "Service") are provided by Sigora Insights Ltd, a company registered in England and Wales under company number 17126373 ("Sigora", "we", "us"). Our contact address for all matters under these Terms is [email protected].

1.2 These Terms of Service (the "Terms"), together with the Sigora Partner Data Processing Agreement (the "DPA") and the plan details published on our pricing page, form the agreement (the "Agreement") between Sigora and the business that registers a partner account (the "Partner", "you").

1.3 By creating a partner account, accepting these Terms during signup, or installing the widget, you agree to the Agreement on behalf of your business. The person accepting must have authority to bind that business.

1.4 The Service is offered to businesses only. You confirm you are acting in the course of business and not as a consumer. Consumer protection rules that apply to consumer contracts do not apply to the Agreement.

2. Definitions

In these Terms:

  • "Widget" means Sigora's embeddable local-area information widget, installed on a Partner website by script tag or iframe.
  • "Console" means the partner dashboard at which you manage sites, widget configuration, billing and analytics.
  • "Area Report" means the co-branded PDF local-area report generated from the Console for a specific property location, carrying the Partner's business identity alongside Sigora's, and including its source and provenance page.
  • "Site" means a single website (identified by a site key) registered in the Console.
  • "Allow-Listed Origin" means a website origin (for example https://www.example.co.uk) that you have registered against a Site in the Console. The www and non-www forms of a domain are distinct origins.
  • "Lenses" means the data panels available in the Widget: overview, schools, transport, crime, prices, amenities, health, environment and connectivity.
  • "Active Listing" means a distinct property listing published on your registered website with Sigora enabled, whether or not it has visitors. Published sold or let pages remain included while enabled.
  • "Plan" means the subscription tier you have selected (Starter, Growth, Pro, Pro+, Scale or an agreed Enterprise plan), as described on the pricing page or your Enterprise agreement. The self-serve Plans differ only in their Active Listing cap: every Plan, and the free trial, includes every Lens and the Area Report.
  • "Enterprise" means a Plan agreed with Sigora in writing for a portfolio of more than 2,000 Active Listings, which is the only thing that puts you above the self-serve ladder. Operating the Widget on more than one Site is a separate written arrangement under clause 5.2 and is not, by itself, an Enterprise requirement.
  • "End User" means a visitor to your website who views the Widget.
  • "Effective Date" means the date you first accept these Terms.

3. The Service

3.1 The Widget displays local-area information for the location of a property listing, drawn from published United Kingdom public-sector sources, including the Office for National Statistics, the Department for Education, Police.uk, HM Land Registry, the NHS, the Care Quality Commission, the Food Standards Agency, Defra, the Environment Agency, Ofcom and Ordnance Survey. Each Lens displays attribution for its sources.

3.2 The Console lets you manage your current Site, register Allow-Listed Origins, configure which Lenses appear and how the Widget looks, view usage analytics, and manage billing.

3.3 The Widget is installed either by our versioned embed script (currently version 1) or by iframe. We maintain each released script version so that existing installs keep working; changes that would break an existing install are released as a new version, and we will give you reasonable notice before retiring a version you are using.

3.4 No tracking of your visitors. The Widget sets no cookies, uses no cross-site tracking and stores no identifiers about End Users. It does not profile, fingerprint or advertise to your website visitors. The data flows are described precisely in the DPA.

3.5 The Area Report is generated on request from the Console for a property location you supply. Each Area Report presents local-area information for that location from the same public-sector sources as the Widget, is co-branded with your business identity, and includes a source and provenance page listing every source used and its publication date, together with the licence attributions those sources require.

3.6 Area Report allowance. Every paid Plan includes an allowance of 1,000 new Area Reports per calendar month, measured in UTC and reset at the start of each month. Unused allowance does not carry over. The free trial has its own smaller allowance for the whole trial, shown in the Console before you generate a report. Re-downloading or reprinting a report you have already generated is always free and never counts against the allowance.

3.7 When the allowance for the current period is used up, the Console declines further new Area Reports and tells you so until the allowance resets. Nothing is charged: there is no per-report fee, no overage charge and no automatic upgrade. Your Widget is unaffected, and reports you have already generated stay available. If you expect to need more than the allowance, contact us at [email protected] and we will agree a higher allowance with you in writing.

3.8 The Widget renders only on Allow-Listed Origins. Requests from other origins, or for Sites that are paused, cancelled or lapsed, are blocked. Origin checks rely on standard browser headers or Sigora's supported script signal; if your website suppresses referrer information and also prevents those supported origin signals, the Widget may not render, and that is not a fault in the Service.

4. Accounts and eligibility

4.1 To register you must provide your business name, business website and a work email address at your own domain, and identify your role. Accounts registered with personal, consumer or disposable email addresses are not accepted.

4.2 You must keep your account details accurate and up to date, including your billing email address, to which we send invoices and service notices.

4.3 You are responsible for everyone who uses the Console under your account and for keeping access credentials confidential. Tell us promptly at [email protected] if you suspect unauthorised use.

4.4 We may decline or close a registration that does not meet these eligibility requirements.

5. Your licence to use the Service

5.1 For the term of the Agreement and subject to payment of applicable fees, Sigora grants you a non-exclusive, non-transferable, revocable licence to:

  • (a) embed and display the Widget on your Allow-Listed Origins, in connection with property listings published on those websites; and
  • (b) use the Console for the purpose of managing your use of the Service; and
  • (c) generate Area Reports from the Console, within the allowance in clause 3.6.

5.2 This licence is for your own business website. The current self-serve Service supports one current Site per partner account. You may not sublicense the Widget or resell access to the Service. If you need to operate the Widget on more than one website, you must contact Sigora before attempting to add another Site; multi-site service is available only where we agree it with you in writing.

5.3 Sharing Area Reports. For each Area Report you generate, Sigora grants you a non-exclusive licence to share, print and send complete, unaltered copies of that Area Report to your clients and prospective clients, including vendors, landlords, buyers and applicants, in connection with the marketing, sale, letting or research of the property location it was generated for. This expressly includes attaching it to listings, emails and market appraisals. You may not: sell Area Reports as a standalone product or service; alter, excerpt or recompose an Area Report's content; remove or obscure its source, attribution or provenance page; or use Area Reports in bulk as a substitute for a data feed or dataset. Clause 6.1(b) and (c) do not prohibit sharing Area Reports as licensed by this clause.

6. Restrictions and acceptable use

6.1 You must not, and must not permit anyone else to:

  • (a) display the Widget on any origin that is not an Allow-Listed Origin for the relevant Site;
  • (b) scrape, harvest, bulk-extract or systematically copy data presented in the Widget or available through the Service's interfaces (sharing Area Reports as licensed by clause 5.3 is not a breach of this restriction);
  • (c) create, market or sell a dataset, feed, product or service derived from data obtained through the Service (an Area Report shared under clause 5.3 is not such a product);
  • (d) remove, hide or alter the source attributions, provenance information or Sigora branding displayed in the Widget or in an Area Report (including its provenance page), except where the Console expressly permits a branding change;
  • (e) use data presented in the Widget or an Area Report as an input to property valuation, lending, insurance underwriting or any other regulated or professional advice decision: the Service presents contextual public-sector information and is not built or warranted for those uses;
  • (f) reverse engineer, modify or create derivative works of the Widget or embed script, except to the extent the law permits despite this restriction;
  • (g) use the Service to break the law, infringe anyone's rights, or misrepresent the source or meaning of the data shown; or
  • (h) circumvent, probe or overload the Service's technical controls, including its rate limits and origin checks.

6.2 The Service applies reasonable technical rate limits to keep it fast and available for all partners. Use that materially exceeds fair business use of the Widget on property listing pages may be throttled.

7. Free trial

7.1 New partners receive a 30-day free trial for one Site. No payment card is required to start the trial.

7.2 The trial is not tied to a Plan. It gives access to every Lens, the Console and Area Reports (subject to the trial allowance in clause 3.6) so you can evaluate the whole Service. We may adjust what is included in trials for new signups at any time; a change of that kind does not affect a trial already running.

7.3 If you have not subscribed to a paid Plan when your trial ends, the Widget for your Site stops rendering and shows a lapsed state. Console access continues so you can review your account, subscribe and manage billing. Your account and configuration are retained for a reasonable period so you can subscribe and resume without reinstalling.

7.4 Trials are for genuine evaluation. We may withdraw a trial that is being used to avoid paying for ongoing use (for example, repeated trial registrations for the same business or website).

8. Fees, billing and payment

8.1 Plan prices, listing caps and inclusions are as published on our pricing page at the time you subscribe. Prices are quoted in pounds sterling. Sigora is not currently registered for VAT and does not charge VAT. If Sigora becomes VAT-registered, VAT will be added where applicable and we will notify you before that change takes effect.

8.2 Plans are billed monthly or annually in advance. Annual billing is discounted as shown on the pricing page. Each Plan covers one Site. Buying a Plan does not create a right to add further Sites; any future multi-site arrangement and its fees must be agreed with Sigora separately in writing.

8.3 Payment is collected by our payment processor, Stripe. You change Plan in the Console, so that every plan change is recorded against your account with its timing and any charge shown before you confirm. You may cancel renewal in the Console; cancellation takes effect at the end of the current billing period (clause 10.3). The Stripe billing portal is where you update your payment method and download your invoices; subscription changes and cancellation are managed in the Console. We do not store your card details.

8.3.1 Changing Plan. Upgrades within the same billing cadence take effect after any required prorated payment succeeds; the Console shows an invoice estimate before you confirm. Downgrades and changes between monthly and annual billing take effect at the next renewal, preserving the current paid period. They do not generate a refund of fees already paid. Accepted private terms take precedence over public plan pricing and cannot be replaced by an ordinary plan change.

8.4 We may change Plan prices or structure. Price changes take effect from your next billing period and we will give you at least 30 days' notice by email before the change takes effect. If you do not accept a price change you may cancel under clause 10 before it takes effect.

8.5 Failed payments. A first payment must succeed before paid access starts. Stripe sends payment and card-update requests and retries collection. If a renewal payment fails, you keep access for seven days from the renewal date; after that, access pauses until payment is made. Retries do not extend this. If Stripe's retries end without payment, the subscription is cancelled and we write off the unpaid invoice for that period under these terms. Your account and billing remain accessible. If a payment arrives before we write off the invoice, we honour the period it pays for, but the cancelled subscription does not restart.

8.6 Refunds. Fees are non-refundable except where the law requires otherwise. We do not offer pro-rata refunds for unused time after cancellation; instead, your Service continues until the end of the period you have paid for (see clause 10).

9. Listing caps and fair use

9.1 Each Plan has an Active Listing cap as published on the pricing page or your Enterprise agreement. The current usage meter groups widget activity on your website over the preceding 30 days by listing ID, or postcode/coordinates when no ID is supplied. Location grouping can combine different properties. Independent inventory figures are presented separately with their source, coverage and verification dates. Inventory validation does not automatically change billing or restrict your Widget.

9.2 The cap is a soft cap. Your Widget keeps working: nothing is switched off when you reach it. For accounts on a published Plan using the observed-listings meter, we email your billing address when the observed count reaches the cap and again at 150% of the cap. Private commercial agreements and accounts using independent inventory for listing-band review receive staff review of sustained overages using complete, current evidence instead of these automated threshold emails. We may contact you to discuss appropriate terms. You decide whether to change your Plan or agreed terms; we never upgrade you or charge you more automatically.

9.3 Uncertain or incomplete evidence requires verification before an overage is confirmed. If your listing count remains persistently and substantially above your Plan's cap and you choose not to change Plan, we may contact you to agree an appropriate Plan, and clause 11 applies only in cases of bad-faith circumvention (for example, manipulating listing identifiers to defeat metering).

10. Term and cancellation by you

10.1 The Agreement starts on the Effective Date and continues until your account is closed or all subscriptions are cancelled and expired.

10.2 Each Plan subscription renews automatically at the end of its billing period (monthly or annual) unless cancelled or an accepted fixed-term agreement states otherwise. Stripe sends an annual renewal reminder seven days before renewal; your cancellation control is in the Console. Sigora confirms private payment setup and sends a first-payment reminder, with its amount, date and cancellation route. Private offers state the free-access end date, annual price, number of paid annual periods and the price or service end after that term. Recurring terms must be accepted before payment setup; saving a card alone does not authorise a new subscription.

10.3 You may cancel a subscription at any time in the Console. Cancellation stops future renewal. Your Site and Widget retain access until the end of the period already paid for, or any remaining agreed free-access period. There is no exit fee and no routine pro-rata refund. You can undo a pending cancellation before the subscription ends. After the period ends, the Widget for that Site shows a lapsed state. Area Reports already generated remain yours to use under clause 5.3 for the property they were generated for; generating new Area Reports requires an active trial or Plan.

10.4 Current self-serve accounts may have one current Site. If Sigora previously agreed a legacy multi-site arrangement with you, cancellation and any remaining Sites continue under the site-specific billing terms already recorded for that account.

11. Suspension and termination by us

11.1 We may suspend the Widget, a Site or Console access, with notice where practicable, where:

  • (a) payment has failed and remains uncollected after the retry window in clause 8.5;
  • (b) we reasonably believe your use breaches clause 6 (restrictions) or threatens the security or integrity of the Service or its data sources;
  • (c) suspension is required by law or by an obligation we owe to a data source; or
  • (d) your account details prove materially false.

11.2 We will lift a suspension promptly once the reason for it is resolved.

11.3 We may terminate the Agreement immediately by written notice if you commit a material breach which is irremediable or which you fail to remedy within 14 days of being asked to, or if you become insolvent or cease trading.

11.4 We may also terminate for convenience on at least 60 days' written notice, in which case we will refund any fees you have prepaid for a period after the termination date.

11.5 On termination your licence ends, you must remove the Widget embed code from your websites, and any unpaid fees for the period before termination become payable. Area Reports already generated and shared remain subject to clause 5.3, which survives for those copies. Clauses that by their nature should survive (including clauses 13, 14, 15, 16, 17, 18, 20 and 22) survive termination.

12. Changes to the Service; availability

12.1 We improve the Service continually and may add, change or withdraw features. We will not materially reduce the core function of the Widget for your current Plan during a period you have paid for without offering you the option to cancel with a pro-rata refund of prepaid, unused fees.

12.2 We do not offer an uptime guarantee or service-level agreement. The Service is provided as available. We aim for continuity, build the Service for reliability, and work to restore it promptly when something goes wrong, but we do not promise that it will be uninterrupted or error-free. If the Widget is unavailable, it fails safe without affecting the rest of your page: it does not break your listing pages.

12.3 We may carry out maintenance, and will use reasonable efforts to minimise disruption.

12.4 Support is the same on every Plan and during the trial: no tier buys faster help. It is provided by email at [email protected]. We publish first-reply targets on our contact page; they may change from time to time and are not contractual service levels or guaranteed resolution times.

12.5 We aim for the Widget and Console to conform to WCAG 2.1 AA. Accessibility issues can be reported to [email protected].

13. Data sources, accuracy and no advice

13.1 The information in the Widget and in Area Reports is drawn from published public-sector datasets, presented with attribution and, where shown, the source's publication date and measurement window. We present this data carefully and conservatively, but we do not warrant that it is complete, current or error-free, and the underlying sources publish on their own schedules and with their own limitations.

13.2 The Widget and Area Reports provide general local-area context. They are not advice, not property, valuation, financial, legal, safety or any other kind of advice, and an Area Report is not a survey, valuation or legal search. Neither may be presented to End Users or report recipients as any of those things.

13.3 You remain solely responsible for your own websites and listings, including compliance with your obligations as an estate or letting agent (such as material-information and consumer-protection requirements). Embedding the Widget does not transfer any of those obligations to Sigora, and the Widget is not a substitute for the disclosures the law requires you to make.

13.4 Where a data point cannot be shown reliably for a location, the Widget shows an unavailable state and an Area Report omits the figure and says so, rather than showing a misleading number. That is by design and is not a defect.

14. Intellectual property

14.1 Sigora and its licensors own all intellectual property rights in the Service, including the Widget, embed script, Console, software, design, and the selection, arrangement and presentation of data. No rights are transferred to you except the licence in clause 5.

14.2 Underlying public-sector data is used under the applicable open-data licences (including the Open Government Licence) and remains subject to those licences' attribution requirements, which is one reason clause 6.1(d) prohibits removing attributions. Each Area Report carries the required attribution statements on its source and provenance page, including HM Land Registry, Ordnance Survey and Royal Mail notices; those statements are part of the report and must remain in every copy you share.

14.3 You retain all rights in your own websites, brands and listing content. You grant us the limited rights needed to operate the Service for you, including displaying your registered origins and configuration in your Console and processing listing locations to serve the Widget.

14.4 If you give us feedback or suggestions, we may use them without obligation to you.

14.5 You may identify yourself as a Sigora partner while you have an active subscription. We may identify you as a customer by name and logo in our partner materials; you may opt out by emailing [email protected].

15. Data protection

15.1 The DPA forms part of the Agreement and governs personal data processing in connection with the Service.

15.2 In summary, and as set out fully in the DPA: Sigora is the controller of your partner account data (the business and contact details, billing records and Console audit trail we hold about you and your staff), and the processor of the limited, transient End-User-side data that arises when the Widget is served from your websites. The Widget sets no cookies and stores no End-User identifiers.

15.3 Each party will comply with UK data protection law, including the UK GDPR and the Data Protection Act 2018, in performing the Agreement.

15.4 After you leave. End-User Data is deleted or returned as set out in section 10 of the DPA. Your account and configuration are kept for a limited period after cancellation so you can resume without reinstalling, and are then deleted. Billing and tax records are kept for the period UK law requires us to keep them, currently six years. You can ask us to delete your account sooner by emailing [email protected], and we will do so except where we must keep a record by law.

16. Confidentiality

16.1 Each party will keep confidential any non-public information it receives from the other in connection with the Agreement, use it only to perform the Agreement, and protect it with at least reasonable care. This does not apply to information that is or becomes public other than through breach, was already lawfully known, or must be disclosed by law.

17. Liability

17.1 Nothing in the Agreement excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited under the law of England and Wales.

17.2 Subject to clause 17.1, neither party is liable to the other for any indirect or consequential loss, loss of profits, loss of revenue, loss of business or goodwill, or loss or corruption of data, arising out of or in connection with the Agreement, whether in contract, tort (including negligence), breach of statutory duty or otherwise.

17.3 Subject to clauses 17.1 and 17.2, each party's total aggregate liability arising out of or in connection with the Agreement is limited to the total fees paid by the Partner to Sigora under the Agreement in the 12 months immediately before the event giving rise to the claim (or, where no fees have been paid, for example during a free trial, £100).

17.4 Subject to clause 17.1, Sigora is not liable for: loss arising from inaccuracies or omissions in third-party or public-sector source data presented with attribution; your reliance on Widget content in breach of clause 13; unavailability of the Service (clause 12.2); or failures caused by your website, your hosting, your configuration (including origin or referrer settings) or your breach of the Agreement.

17.5 All conditions, warranties and terms implied by statute or common law are excluded to the fullest extent permitted by law. The Service is provided "as is" and "as available", except as expressly stated in the Agreement.

18. Indemnity

18.1 You will indemnify Sigora against losses, damages, costs and expenses (including reasonable legal costs) arising from any third-party claim relating to: (a) your websites, listings or other content; (b) your breach of clause 6 (restrictions) or clause 13.3 (your regulatory responsibilities); or (c) your use of Widget data for a purpose prohibited by clause 6.1(e).

18.2 We will notify you promptly of any such claim, allow you reasonable conduct of the defence (provided you do not settle in a way that admits fault on our behalf without our consent), and mitigate where reasonable.

19. Changes to these Terms

19.1 We may update these Terms from time to time. For material changes we will give you at least 30 days' notice by email to your registered billing address before the change takes effect.

19.2 If you do not accept a material change, you may cancel under clause 10 before it takes effect; the unchanged Terms apply until the end of your current billing period. Continued use of the Service after the effective date constitutes acceptance.

19.3 The current version, with its version number and effective date, is always published on our website.

20. Notices

20.1 Notices to Sigora must be sent by email to [email protected]. Notices to you will be sent by email to your registered billing email address. Notices are treated as received on the next business day after sending, provided no delivery failure is received.

21. General

21.1 Entire agreement. The Agreement is the entire agreement between the parties about the Service and supersedes prior discussions. Neither party relies on any statement not set out in it (but nothing limits liability for fraud).

21.2 Assignment. You may not assign the Agreement without our written consent. We may assign it to a successor of our business on notice to you.

21.3 Severance. If any provision is found unenforceable, the rest remains in force.

21.4 Waiver. A failure to enforce a right is not a waiver of it.

21.5 No partnership. The Agreement does not create a partnership, joint venture or agency between the parties.

21.6 Third-party rights. No one other than the parties has any right to enforce the Agreement under the Contracts (Rights of Third Parties) Act 1999.

21.7 Force majeure. Neither party is liable for delay or failure caused by events beyond its reasonable control, provided it notifies the other and resumes performance as soon as reasonably possible.

22. Governing law and jurisdiction

22.1 The Agreement and any dispute or claim arising out of or in connection with it (including non-contractual disputes) are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
